IMPORTANT INFORMATION ON THE TAX OF RENTS:
The tax on the owner’s practitioner of the abusive rents on residences of a lower surface or equalizes with16,74 square yards (14m²)between in force tomorrow, according to a decree on enforcement of a law published today with the Official journal. This annual surtax, instituted by the Finance law for 2012, is activated as from the moment when the rent exceeds 40 Euros the square meter. It aims at countering the rents considered as abusive for small residences, in particular of the rooms of good in Paris, rented by students or people with low-income.
The tax will relate to residences put in hiring naked or furnished for nine months minimum, except for the residences with services. The value of the rent of reference, fixed at 40 Euros (except loads) per livable square meter, will be revised annually. “The rate of the tax varies according to the variation noted between the rent practised and the rent of reference, according to the decree. The Minister for the Budget, Valérie Pécresse, had made the point that more one misuses more one is taxed. At the time of the announcement of this measurement by the government in March, UNEF, first student trade union, had estimated that they were “good intentions”, but “insufficient to regulate the housing shortage”.
The economist Michel Mouillart, specialist in the real estate, had stressed to him that it was about amicrophone-market, estimating at 400 the number of residences rented above 40 Euros the square meter in France, including 100 in intramural Paris. Because much of rooms the good ones are rented in cash money only, according to the professionals of the real estate.
